The Cottages of Paradise Point

A beloved Fort Myers Beach retreat, lost to Hurricane Ian and now being rebuilt on the Gulf by Marvin Homes.

The Story

Twenty years of memories on the Gulf

For more than two decades, the Cottages of Paradise Point were a piece of old Florida at 452 Estero Boulevard on Fort Myers Beach. Dennis and Lisa Greenspon bought their first cottage in 2001 and grew the property to eight, each painted its own bright color, just a few steps from white sand and Gulf sunsets.

Guests came back year after year. Friendships were made on the decks and the beach, and the people who ran the place became part of the family too.

Every cottage was lost.

In September 2022, Hurricane Ian destroyed all eight cottages. They dated to the 1960s and sat on low wood pilings, the standard of their day. Days after the storm, the Greenspons told their guests that Paradise Point was gone and would not be rebuilt. The guests did not let it go.

“What made Paradise Point special was never just the cottages. It was the feeling of family.”

Rebuilding a Legacy

Breaking ground on a new Paradise Point

Paradise Point is coming back as homes to own. Working with Marvin Homes as builder and development partner, Dennis and Lisa Greenspon plan to build and sell individually designed, brightly colored cottages on the property’s homesites, which run in three rows of four from Estero Boulevard to the Gulf. Owners can live in them or rent them to the next generation of Paradise Point guests.

Every cottage is built to current code, so it can stand up to the kind of severe weather that took the originals. Where the 1960s cottages sat on low wood pilings, the new homes stand 15 feet up on concrete pilings. They meet or exceed current FEMA flood requirements, are engineered for 160 mph winds, and have impact-resistant windows and doors and metal roofs. Construction on the first cottage began in January 2026.

“Paradise Point represents the spirit of this island: resilient, welcoming and deeply connected to the people who love it.”
