Who we are
This Privacy Policy explains what information Marvin Development Corporation, doing business as Marvin Homes (“Marvin Homes,” “we,” “us”), collects through marvin-homes.com, how we use it, who we share it with, and the choices you have. It applies only to this website. It does not apply to information we collect offline, for example under a signed construction contract, which is governed by that contract.
Marvin Homes is a licensed Florida building contractor (CBC A24035) based at 7250 College Pkwy Ste 1, Fort Myers, FL 33907.
Information you give us
We collect the information you choose to send us:
- New home inquiry form: your first and last name, phone number, email address and message.
- Home building guide form: your first and last name and email address.
- Communication consent: a record of whether you agreed to receive communications from Marvin Homes, and when.
- Email and phone: anything you include when you email or call us directly.
Please do not send sensitive information, such as Social Security numbers, bank details or health information, through the website forms.
Information collected automatically
When you visit the site, some information is collected automatically by the tools that run it:
- HubSpot analytics. We use HubSpot to understand how visitors use the site. HubSpot sets cookies (listed below) and records the pages you view, when you view them, the website that referred you, your browser and device type, and your approximate location based on your IP address. If you later submit a form, HubSpot links that earlier browsing activity on our site to the contact record created from your submission.
- Spam protection. Our forms use Google reCAPTCHA to tell people from automated spam. reCAPTCHA collects hardware and software information, such as device and browser data, and sends it to Google for analysis. Your use of reCAPTCHA is subject to the Google Privacy Policy and Terms of Service.
- Broken-link log. If you request a page address on our site that does not exist, our redirect tool (the Redirection plugin for WordPress) records the address requested, the date and time, the page that linked to it, your browser type and your IP address. We use this log only to find and fix broken or outdated links, and it is deleted automatically after 30 days. When an old address forwards you to a new page, we count the visit but do not record who made it.
- Server logs. Our hosting provider, Hostinger, keeps standard server logs, including IP address, browser type, pages requested and the time of each request, to operate and secure the site.
- Web fonts. Some text on the site uses fonts delivered by Google Fonts. To show them, your browser contacts Google, which receives your IP address.
- Accessibility settings. If you use the accessibility toolbar, your preferences are saved in your own browser (local storage) so they stay in place between pages. They are not sent to us.
Cookies
Cookies are small files stored by your browser. This site uses the following cookies, all set by HubSpot:

You can block or delete cookies in your browser settings. The site will still work, but we will not be able to link form submissions to earlier visits. Our site does not currently respond to browser “Do Not Track” signals.
How we use your information
- To respond to your inquiry and talk with you about building a home.
- To send you the home building guide or other materials you request.
- To send updates and news from Marvin Homes, if you agreed to receive communications. You can unsubscribe at any time.
- To understand how the site is used so we can improve it.
- To keep the site secure, prevent spam and fix broken links.
- To meet our legal obligations and protect our rights.
How we share your information
We do not sell your personal information, and we do not share it with advertisers. We share it only as described here:
- Service providers that run the tools this site depends on, under their own privacy and security terms: HubSpot (forms, contact management, analytics and email), Hostinger (website hosting), Google (reCAPTCHA and web fonts) and Microsoft (our business email, where form notifications and replies are handled).
- Durling and Associates, our in-house licensed real estate brokerage, when your inquiry concerns finding land or a lot.
- Others with your permission, for example a lender or architect you ask us to work with.
- When required by law, such as in response to a subpoena or court order, or to protect the rights, property or safety of Marvin Homes, our clients or others.
- In a business transfer, if Marvin Homes is sold or merged, the new owner may receive the information under the terms of this policy.
HubSpot is based in the United States. Information you submit is stored and processed in the United States.
Email and phone contact
If you agree to receive communications, we may send you emails about our homes and services. Every marketing email includes an unsubscribe link, and you can also ask us to stop by contacting us below. Even after you unsubscribe, we may still email you about an inquiry or project you have open with us.
If you give us your phone number, we may call you about your inquiry. We do not send automated marketing calls or text messages without your separate, prior written consent.
How long we keep information
- Inquiries and contact records: for as long as needed to respond to you and for any ongoing relationship, then deleted or anonymized. If you become a client, records related to your project are kept for as long as our contract, warranty obligations and the law require.
- Broken-link log: 30 days.
- Cookies: as listed in the table above.
- Server logs: according to our hosting provider’s standard retention.
How we protect information
The site is served only over an encrypted (HTTPS) connection, and access to our website and contact records is limited to people who need it. No method of storage or transmission is completely secure, but we take reasonable measures to protect your information. If a security breach affects your personal information, we will notify you as required by Florida law, including section 501.171, Florida Statutes.
Your choices and rights
You can ask us to:
- tell you what personal information we hold about you,
- correct information that is wrong,
- delete your information, unless we need to keep it for a legal or contractual reason, or
- stop sending you marketing emails.
To make a request, contact us using the details below. We may need to confirm your identity before acting on it, and we will respond within a reasonable time. Depending on where you live, you may have additional rights under your state’s privacy laws, and we will honor them as those laws require.
Children
This website is meant for adults and is not directed to children under 13. We do not knowingly collect personal information from children. If you believe a child has sent us information, contact us and we will delete it.
Links to other websites
Our site links to other websites, such as our Facebook page and the websites of partners and award organizations. Their privacy practices are their own, and we encourage you to read their policies.
Changes to this policy
We may update this policy as our website or the law changes. When we do, we will post the new version here and change the effective date at the top of the page.
